HOPE VI - Home Ownership

                     Picture of familyThe Durham HOPE VI neighborhood revitalization will include 140 home ownership opportunities.  The homes will offer high quality architectural details, spacious interior design, and an attractive package of amenities, in both townhome and single family detached styles.

New homes will be available in several distinctive communities – the Edgemont homes along Laurel Avenue, the historic cottages of the Golden Belt neighborhood, the Parkside Townhomes fronting on a village green between Taylor and Morning Glory Avenues and the single family detached homes along Morning Glory Avenue, just to name a few.  The first homes available will be in the Edgemont community.

In addition to distinctive communities within the neighborhood as a whole, we are offering multiple unit types to cater to families’ individual tastes and styles.  In our new construction, we are offering four single family detached floor plans, as well as townhouse options.  In addition, the historic cottages have floor plans driven by the existing structures which are being renovated and expanded.  A description of each unit type is set forth below.  “Soft mortgage” financing is available to qualifying homebuyers who might otherwise not be able to purchase a home of this size and quality, although terms and conditions do apply.



The “A” Unit – The “A” Unit is a 1,600 sf, 3-bedroom home, although a 4-bedroom optional upgrade is also available.  The home features a living room, a study, a family dining room with breakfast bar into the kitchen and a half-bath on the first floor.  Upstairs, the master suite features a large bedroom, a generous walk-in closet and a master bath with a garden tub.  The two other bedrooms upstairs share the other bathroom.  In total, this home features seven rooms, 2½ baths, a rear patio opening onto the back yard and a generous front porch.  Buyers who sign pre-sales agreements will be able to select from three façade choices and multiple color palates, and will be able to select from a menu of upgrade packages.  Standard features include generous closet space, washer-dryer hookups, off-street parking and many other features.



The “B” Unit – The “B” Unit is our premier home, with over 1,700 sf of living space.  The standard floor plan offers a formal living room with cathedral ceilings, a dining room, breakfast bar, family room and kitchen all in a open-flowing, great-room plan.  The first floor also has a half-bath.  Upstairs, the master suite features a large bedroom, a generous walk-in closet and master bath with a garden tub.  The two other bedrooms upstairs share the other bathroom.  In total, this home features seven rooms, 2½ baths, a back porch overlooking the yard and a front porch.  Buyers who sign pre-sales agreements will be able to select from three façade choices – including two elegant brick options - and multiple color palates.  Early buyers will also be able to upgrade to a 4-bedroom version of the floor plan or select from a menu of upgrade packages.  Standard features include generous closet space, washer-dryer hookups, off-street parking and many other features.

The “C” Unit – The “C” Unit is our option for families who prefer a single-level living environment with 1,400 sf of living space.  The home features three bedrooms and two baths, although a 4-bedroom optional upgrade is also available.  Living space also includes the living room, the dining room (with breakfast bar), the family room and the kitchen.  The home features a free-flowing open floor plan for maximum flexibility and family living.  The master suite features a large bedroom, generous closets and master bath with a garden tub.  Buyers who sign pre-sales agreements will be able to select from three façade choices and multiple color palates, and will be able to select from a menu of upgrade packages.  Standard features include generous closet space, washer-dryer hookups, off-street parking and many other features.



The “D” Unit – The “D” Unit is a 1,500 sf, 3-bedroom home.  Unlike our other single-family detached home options, there is not a 4-bedroom option for this unit type.  The home features a free-flowing living room and study area, a separate dining room with breakfast bar and the kitchen.  A half-bath is also available on the first floor.  Upstairs, the master suite features a large bedroom, generous closets and a master bath with a garden tub and a separate shower for the busy household.  The two other bedrooms upstairs share the other bathroom.  In total, this home features six rooms, 2½ baths, a rear patio opening onto the back yard and a generous front porch.  Buyers who sign pre-sales agreements will be able to select from two façade choices and multiple color palates, and will be able to select from a menu of upgrade packages.  Standard features include generous closet space, washer-dryer hookups, off-street parking and many other features.



The Edgemont Townhouse Unit – The Edgemont Townhouse unit is a generous 1,392 sf, 3-bedroom home, with a full basement for extra storage.  (The basement square footage is not included in the square footage number.)  The main living level features an open floor plan with a living room, a family/dining room with breakfast bar, kitchen and half-bath.  Upstairs, the master suite features a large bedroom with a generous walk-in closet and a master bath with a tub and a separate shower for the busy household.  The two other bedrooms upstairs share the other bathroom.  In total, this home features six rooms, 2½ baths, a rear patio opening onto the back yard and private, deeded parking.  Buyers who sign pre-sales agreements will be able to select from a menu of interior upgrade packages.  Standard features include generous closet space, washer-dryer hookups, off-street parking and many other features.  The Edgemont Townhouse unit is in a duplex or triplex configuration.



The Parkside Townhouse Unit – The Parkside Townhouse unit is still in the design process, although it is expected to be comparable to the Edgemont Townhouse unit.  The Parkside Townhouses will typically be in 4-unit buildings.
