The Durham HOPE VI neighborhood revitalization will include the construction of 275 units of rental housing for families with a broad range of incomes. Families moved in to the first 43 units of rental housing at the Main Street Townhomes in early 2005. The second phases of rental housing, which consist of 47 units at Calvert Place A and 28 units at Calvert Place B as well as the 25 unit Morning Glory Senior Village community for seniors, were completed in 2006. The third phases of rental housing are scheduled to be completed by late 2008 and will consist of an 83 unit family community called Holman Homes and a 49 unit family community called Goley Street Townhomes. Each of these communities is described in more detail below.

- Main Street Townhomes -
The Main Street Townhomes community is located less than half a mile from the center of downtown Durham, bounded by East Main Street, North Elizabeth Street, and Commerce Street. The location is convenient to services, government offices, shopping and other amenities and has easy access to major transportation routes connecting the site to the rest of the metropolitan area.
The Main Street Townhomes provide high-quality housing for a mix of family sizes and consist of 43 townhouse-style units in 4 buildings facing East Main Street and North Elizabeth Street. The development includes a landscaped park and playground on the Commerce Street side of the site. A management office and resident amenities (multi-purpose room, reading room, laundry) is housed on the first floor of the corner building anchoring the intersection of Main and Fayetteville/Elizabeth Street.
The units are a mix of one-, two- and three-bedroom townhouse units that serve both small and medium-sized families. All units have individual front entrances, with porches, on the street. Each unit also has an entrance to the buildings' second front - the side facing the park and closest to the parking. Private terraces and backyards are located on this side of the building. Inside, the units are generously sized with open, family oriented floor plans. Rooms are spacious, with master bedrooms uniformly over 140 square feet and secondary bedrooms over 120 square feet. Kitchens feature generous counter tops, work spaces and cabinets. Each master bedroom and most secondary bedrooms feature walk-in closets with ample storage space. Each unit also has outside storage for bicycles and similar items. Finally, the bathrooms offer generous vanities and every unit is equipped with washer-dryer hookups.
The recreation area on the Commerce Street side of the site features several amenities oriented towards families and young children. The park includes a playground, a splash fountain, and a small grass amphitheater. The recreation area also includes a playing field and a picnic area.
- Calvert Place A -
Calvert Place A is located diagonally across Main Street from the Main Street Townhomes and offers a similarly convenient location to services, government offices, shopping and other amenities as well as easy access to major transportation routes. The site is bounded by Main Street, Angier Avenue and Elm Street and features townhouse units facing Main Street and Angier Avenue and duplex units fronting Elm Street.
Calvert Place A provides high-quality housing for a mix of family sizes and consists of 47 townhouse-style units in 10 buildings, of which 4 are duplexes. Resident amenities include a business center (with fax, copy and printing services available for resident use), laundry room and a fitness room. The community also offers a tennis court and a playground designed for older children. A public plaza with seating and attractive landscaping and a recreational area provides a focal point on the corner of Main Street and Angier Avenue.
The units are a mix of one-, two- and three-bedroom units. All units have living areas that have access to rear patios or decks, dramatically increasing the living space in good weather. In the bedrooms and sleeping areas, ample storage is available, including walk-in closets. The bedrooms are generously sized, typically over 120 square feet or 140 square feet in the master bedroom. Finally, the bathrooms offer generous vanities and the two- and three-bedroom units are equipped with washer-dryer hookups.
- Calvert Place B -
Calvert Place B is located two blocks to the southeast of Calvert Place A in a convenient location to downtown amenities and neighborhood living. The site is just south of Angier Avenue and is bordered by newly-built Lyon Street and Laurel Avenue and an extension of Ramseur Street and Stokes Street. Calvert Place B consists of 28 townhouse-style units in six buildings facing Lyon Street, Laurel Avenue and Stokes Street. The townhouse units each have front porches and individual backyards with parking located in the rear. The development also features a tot lot designed for the very youngest children, a picnic area, and a laundry facility.
The units in this community are a mix of two- and three-bedroom units. All units have living areas that have access to rear patios or balconies, dramatically increasing the living space in good weather. - Morning Glory Senior Village -
Morning Glory Senior Village is a 25-unit senior community located on a site at the intersection of Alston Avenue and Morning Glory Avenue. The design of the senior community provides senior citizen residents with a variety of lifestyle choices and the ability to "age in place." All units are designed with accessible features and are adaptable to meet the needs of mobility impaired individuals over time.
The core of the development is the large main building along Alston Avenue, which forms a "U" around a landscaped courtyard and contains most of the community amenities. The courtyard is extended along the central axis of the site, with several cottage units around the perimeter. The cottages provide greater privacy for their residents, while units in the larger building are closer to the community activities. The community features a wide range of amenities for its senior citizen residents ranging from pleasant sun rooms, a fitness room, a TV and game room, a craft room and a large central living room. Outside, there is space for resident gardens and pleasant areas to walk or sit in the landscaped courtyard.
Both one- and two-bedroom units are available. Each unit is generously proportioned, with primary bedrooms over 140 square feet and with generous, open-plan living areas. Each unit is also equipped with conveniences such as gracious kitchens, washer/dryer hookups, dishwashers, fans (in addition to central heat and air) and porches with views of the street or courtyard. The homes also have generous closet space and many of the units also have supplemental storage space for bulky items.
- Holman Homes -
Holman Homes will be a family community located in the area bounded by Morning Glory Avenue, Holman Street and Taylor Street. The location is convenient to neighborhood amenities, downtown services, and has easy access to major transportation routes. At the same time, the homes are located on residential streets. The Holman Homes community is also adjacent to the local elementary school.
Holman Homes consists of 83 townhouse-style units in 27 buildings facing Holman Street, Taylor Street, Morning Glory Avenue and a number of newly created pedestrian-friendly streets. The development will feature a large landscaped park, with fitness stations, picnic and grilling areas and a playground. A management office and resident amenities will be housed in a central building near the park and will feature a small library, exercise room and laundry facilities.
The units will be a mix of two-, three-, and four bedroom units. All units will have individual front entrances on the street with private rear entrances and individual yards with parking in the rear. The units are have open, family-oriented floor plans. Each bedroom has generous closet space and the units as a whole offer ample storage space. Each unit also has outside storage for bicycles and similar items. Kitchens feature generous counter tops, work spaces and cabinets. Finally, the bathrooms offer generous vanities and every unit is equipped with washer-dryer hookups.
- Goley Street Townhomes -
The Goley Street Townhomes will be located on a site bounded by Main Street, Blacknall Street, Angier Avenue, and along both sides of Goley Street. This site is convenient to neighborhood amenities and downtown service, and has easy access to public transportation.
Goley Street Townhomes will provide housing for a mix of family-sizes and consists of 49 townhouse-style units in 14 buildings. Amenities will include a picnic area, a playground, and a community center that will feature an activity room, a fitness room, a small library and laundry facilities. The site will also include an area for car care for residents.
This community will offer a mix of two- and three-bedroom units. All units will have individual entrances and private yards with access to parking to the rear of the units. Each bedroom has generous closet space and the units as a whole offer ample storage space. Each unit also has outside storage for bicycles and similar items. Kitchens feature generous counter tops, work spaces and cabinets.
