Construction on the first 32 home ownership units is scheduled to begin in the Spring of 2006.  The homes will be a mix of single-family detached houses and townhomes.  We may select multiple home builders to construct the single family detached and single family townhouse units, with construction paced on the basis of pre-sales.  Model units will be used.  Subsequent phases of construction will begin in 2007. A notice of request for proposals was advertised by TCB Home Builders NC LLC, the homeownership development entity on February 19, 2006, for home builders who would be the prime contractors.  Proposals will be received by TCB Home Builders NC LLC until 5:00 PM on Wednesday, March 8, 2006, at 705 East Main Street, Suite 7, Durham, NC  27701.  A notice of interest and/or intent to respond is requested by 5:00 pm on February 22, 2006.  Contracts may be awarded to multiple builders for portions of the project.  Interested home builders may obtain a complete set of construction documents from Imaging Technologies at either their 4221 Garrett Rd location in Durham or their 507 Airport Blvd location in Morrisville.  Contact Debbie or Janet at 919-490-8989 to arrange for pickup or delivery. The construction package may be picked up during normal office hours beginning Monday, February 20, 2006, upon deposit of  Forty Dollars ($40.00) per set by company check payable to TCB Home Builders NC LLC. The full deposit will be refunded upon return of drawings and specifications in good condition to TCB Home Builder’s office by February 28, 2006.  TCB Home Builders NC LLC has an affirmative policy of fostering, promoting and conducting business with women and minority owned enterprises. Women and minority contractors are encouraged to participate in the selection process.  TCB Home Builders reserves the unqualified right to reject any and all proposals and/or to negotiate with a subset of respondents. The developer is interested in promoting and increasing local participation in the construction process.  This would include subcontracting and on-site employment.  Towards this end, we would like to compile information about subcontractors and individuals interested in hearing about participation opportunities.
